The first thing to say is a very big Thankyou to the Thai government and Thailand local authorities for the actions in stopping the spread of The Covid-19 virus outbreak,

We were totally covid-19 free for over 200 days until some selfish people decided to sneak over the border from neighboring countries, again the Thai authorities acted swiftly to curb the spread with immediate action, some provinces going on lockdown, Fines handed down to people who refused to wear masks or accept social distancing, opening tracing applications for your smart phone,

Some people are against these Apps me I use all the time I like to know that if I am entering a shop, supermarket shopping mall basically anywhere the general public will be likely to go, I can use the QR scan on my phone which will immediately tell me if I am in a safe Zone medium zone, danger zone or high-risk zone, also a notification direct to me if any of the locations I have visited has any future infected cases of Covid-19,

As we all know the Covid-19 epidemic has affected the entire planet Thailand and Pattaya are no exception to this, not just the Pattaya Thailand real estate market but all business are suffering from the high rollers to the many Thai street food sellers that Thailand is known for who live day to day with little or no savings,

But out of any negatives there are also some positives, as Real estate Specialists Thailand office is located in Pattaya and I live in Pattaya I will only comment on Pattaya and surrounding districts in this blog as it is all on personal experience.

I have driven around Pattaya over the last few days, absolutely amazing how quite the roads are, Traffic congestion had become a major problem in Pattaya and Jomtien, with the roads blocked at all times with traffic and in particular the hundreds of Tour coaches packed with Chinese tourists that would block the traffic up,

Yesterday I drove along Pattaya second Road Pattaya third road and even Pattaya beach road and the famous Pattaya walking street the only time my drive was disrupted was with the normal Traffic lights apart from that a completely free and easy drive and I have to say very pleasant drive, Driving along Pattaya beach road was a sight for sore eyes, on the beach side very quit with Pattaya beach being tranquil and as clean as I think I have ever seen it same for the ocean clean and inviting for a swim to cool off.

The negative side of the drive was the number of shops and businesses that are boarded up with for sale or for rent signs on the doors even Pattaya beach road in all my years living in Pattaya Thailand I don’t recall seeing for sale or rent sign on the properties on the beach road such high demand, owners did not have to advertise to sell the properties or rent the properties, Pattaya walking street once the hub of the Pattaya entertainment world with a mixture of modern music clubs and smaller beer bars, Pattaya live entertainment some of the best, even the street entertainers, One of the businesses that over the years are known to survive everything that comes up once the store open very rarely will it close its doors yes 7-11 Pattaya convenience stores 24 hours a day seven days a week ever popular and employing Thousands of staff,

All the seven elevens were closed as I drove down walking street lets pray and hope for their reopping and reemploying the Thousands of Thai staff who are currently unemployed in Pattaya,

What Covid-19 has done is also to put many Thai people homeless I noticed many more than usual who have set up the temporary beds in different locations so so sad to see this any place in the world but when it is your adopted home town it hits home a lot harder.

Let’s hope the restrictions on the Pattaya night life, Pattaya entertainment industry as well as all Pattaya businesses will come to a end soon to give some well needed relief to the Thai citizens and Pattaya business owners, I hope they can bounce back and recovery from the Covid -19 outbreak.

Jomtien beach just a short drive from Pattaya is in the same predicament with Covid-19 even though Jomtien is more family friendly with not as much of the vibrant Nightlife, don’t get me wrong there is still plenty of bars some fine 5 star restaurant’s and ample Thai street food, Shops and Jomtien night markets located in Jomtien, The Jomtien coast line stretches for 6 kilometers more if you include the ever popular Dongtan beach which is probably one of the cleanest beaches in Pattaya and surrounding districts, As of today 25th January 2021 all bars closed to customers restaurants can still open strictly no alcohol to be sold in the restaurant’s, Restaurants breaking the rules are risking heavy fines of up to 100,000 Thb also jail sentence is a possibility as well as the fine and the customers also receiving heavy fines

alcohol may be purchased at the local shop for take away only to drink at home, all the beaches in Pattaya and Jomtien well all the local beaches in the many Pattaya subdistricts all have a total ban on drinking alcohol on the beaches with strict social distancing in place.

I am sure if we follow the guide lines the Thai authorities set out for us to follow in the fight against Covid-19 then we will be back sooner rather than latter, unlike I am sorry to say when you look at the western world where the general public are acutely refusing to where mask or social distance putting the rest of the population at risk,

When I look on the news from my home country of England and is see the reaction the general public it makes me so pleased that I decided to move to Thailand over 20 year ago, and also it makes me sad that England is in such a terrible situation everyone blaming each other and nobody being there to stand up.

If Europe were to look at Thailand as a role model, they too could beat the Covid-19 outbreak sadly they won’t as they are too stubborn. To all in Europe during Covid-19 where a mask and social distance it does work in the battle against Covid-19.

is no different being a long-established Real Estate company we have seen many ups and down over the years, but in experience Pattaya and Thailand are very resilient Pattaya in particular tends to bounce back quicker than most as we have a great mix of expats, Tourists and the many workers in the numerous industrial estates within easy reach of Pattaya city, and obviously the Pattaya night life and entertainment sector attracts so many people none just none Thais but Thai nationals travel from all over Thailand to Pattaya, people living in Bangkok are tend to be travelling to Pattaya for weekends as the traveling time from Bangkok to Pattaya has come down a lot over the years with al the new infrastructure and motorways.

Many of the Pattaya doubters and negative minded people are saying that the Thailand Real Estate Market and the Pattaya Real Estate markets are dead and flat and will take many years to bounce back to the glory day of years gone by,

I personally do not listen to all this trash talk, Real estate specialists Thailand are not doing as much business as previous years and I think if anyone says different they are trying to paint over the truth, we have to acknowledge and respect the fact that with the Covid-19 virus in Thailand and Pattaya we are living in strange and unfamiliar times which will take time to get to a normal life but if we stay strong have good work ethics putting that little bit more effort in we will all survive until the good times come along again which I am sure they will and again Pattaya will be a City on the ocean that will attract many tourists and expats.

Some good news being reported in The Thai Media on this day (27th Jan 2021) this morning is the reopening of schools on the 1st of February and the easing of restrictions in many Thai provinces including Chonburi and Pattaya, rumor also has it that the Covid-19 vaccination program could possibly start mid-February, this would-be great news for Pattaya city as the Thai tourism sector will start to grow with confidence in travel between provinces this will only be good for Pattaya city.

We have to be realistic this is not the end of Covid-19 in Pattaya or Thailand but is a step in the right direction and a road to normality even though I do not personally believe the old normality in Pattaya Thailand or any where else in the world will ever return, we will have a new normal though and we have to embrace it with open arms,

Real Estate Specialists Thailand have recently relocated to larger premises located on Soi Cheyapruek 2, we decided to relocate because of a number of reasons our old office located in Jomtien complex had become to small as we have out grown the premises, we did consider keeping the Jomtien complex office as a satellite office but with this office being amidst Hotels, guest houses restaurants bars and all being closed for the foreseeable future, we decided to go with the larger office and also open a chill out bar which will also have good food on offer once the bars reopen Rest station bar will open once the government allow the sale of alcohol in Pattaya bars and restaurants.

I believe in the saying: Standing still is as good as going backwards

Pattaya Shopping Mall so sad looks like the mall is not open.

Covid-19 in Thailand infection rates as of today 19th March 2019 the Coronavirus has infected 212 people in the kingdom of Thailand with sadly one death, happily forty two cases cured, with a population of approximate seventy million people we have to give credit to the Thai government and the Thai medical people for containing this virus.

As was expected many of the social gatherings and celebrations are being canceled or postponed, In a brave attempt to stop the spread of Coronavirus (COVID-19) the official holiday period for Songkran which is set for the 13th to 15th are no longer official holidays, replacement dates will hopefully be announced in the future being one of the biggest mass celebration’s throughout Thailand, with our beloved City of Pattaya making the most of Songkran than any other usually starting on the 12th April and running through to the fun, partying and maddens of the final day of the 19th April, Sadly this will not be happening this year,

It is highly likely that a ban on any public gatherings of fifty or more people will be put in place as expected and reports coming out of Bangkok. The situation in Thailand is active with the government probably enacting new measures to curb the spread of the Coronavirus (COVID-19) from spreading further in Thailand.

Coronavirus (COVID-19) How will this impact for those of us Thais and expats working in Thailand. Work and our life styles have to continue as best as possible and as safe as possible, a lot of businesses if possible are starting to implement the work from home strategy, some people very happy to work from home but with Thailand schools starting there longest holiday period of the year many home will not be a good working platform with youngsters not understanding and requiring Mum and Dads attention, businesses such as Bars, Nightclubs, indoor Gymnasiums, Movie theaters, Massage parlors being ordered to close for a minimum period of fourteen days from the 18th March,

The major shopping malls and supermarkets are staying open with screening on entrance for High fevers.

The public has been urged to use caution when outside their own residences and in public areas, avoiding large gatherings of people it at all possible keep hands and ginger nails clean at all times carrying a dispenser of alcohol based gel for cleaning is highly recommended, self-explanatory really if you touch some thing that is touched by the general public (escalator hand rail for example) do not touch your face, clean your hands as soon as possible.

Social distancing and looking after your health this is a new idea and concept to most of us, the idea is that if you do need to leave your place of residence then it is important practice keep your distance at least two meters from other people the closer you get the more chance of catching the virus hence then a chance of spreading the virus,

Bear in mind the best form of defense is to keep you distance, hand washing is a vital part of the fight against Coronavirus (COVID-19) Soap alone will not kill the virus but a good scrub and clean including under the finger nails followed by a alcohol based sanitizer.

Face masks I have heard many different arguments for this, I have heard that the normal surgical style paper masks do not offer much protection against viruses bacteria and germs yes viruses no, I am a Pattaya real estate agent working in Pattaya with my family I have with vested interest obviously in health and safety, point is I am not a qualified medical professional so if you need to go out and you wish to use a face mask do your research before taking the chance.

Traveling around the Thai kingdom and international travel is for sure to get harder before it gets better, it is no use reporting on any travel restriction in this article as they are changing daily, best thing to do if you are traveling if it is domestic travel with in Thailand check with the local authorities, if you have to travel international then check with you airline carrier or your embassies.

With a population of approximately seventy million people, with a figure of 212 reported cases, if we all play a part this should be a beatable virus, China seem to be getting a grip of the situation so can Thailand.

Listen to what the Thai government are saying we all need to follow the same rules.

The first plus point is that by using a trusted property management company takes all the unnecessary leg work out of the rental and maintenance of your Pattaya property house or condominium,

So then let’s walk through the process of signing up with a Pattaya property management company and what services will the company preform for you.

First thing to do is read and understand the Property managements company contracts and understanding, these contracts are normally for the period of one year but each contract is different and length of agreement is to be set between the owner and property management company.

Once the new renter is in the unit it is up to the property Management company to collect the monthly rent and deposit into the property owners personal bank account, At the end of each monthly cycle property owner should receive a statement rent collected minus any deductions that there may be IE commissions payable, any repairs that may have been completed during the month.

During the term of the Rental agreement property management company must ensure monthly rental is collected, attend to any repairs and general maintenance, any defects or faults reported by the renter should be repaired with in 24 hours of the renter informing the Property management company of the problem,

Thailand Investments A PERSONAL VIEW BY Barry J Hayles

Have you ever sat back looked at some of your friends or family who have made investments over the years and now baring the fruits of their investments and reaping there investment rewards, I for one have I remember about 10 years or more ago a very close friend (Paul) of mine told be about bit coins and crypto currencies, I thought he had gone mad having a wallet in the sky that you buy coins from somebody you don’t know or have ever seen a Crypto coin, showing me all the projected graphs and figures for expected investment returns, amazing projected returns on your initial investment (R.O.I).

After long discussions and lots of pondering with my friend regarding not only Bit Coins but the full spectrum of the Crypto currencies and comparing with my property investments I had made over the years I decided that I was not going to invest into the Crypto currencies, In my mind it all sounded too good to be true ( I remember my father many years ago saying to me, son if it sounds too good to be true then it probably is to good to be true).

So you are now probably expecting the I told you so Scenarios where Paul lost on his Crypto currencies and is now working 9 to 5 to make ends meet as the Crypto Currencies were too good to be true leaving me feeling proud and thankful, or I lost on all my property investments and now I am working 9 to 5 to make ends meet lol sitting pondering why had I not taken my friends advice or are we both working 9 to 5 cursing our bad luck with little financial funds in the Bank and discussing what might have been if we had travelled a different Paths.

Well happily it has all turned out well for us both Paul has done very well out of his Crypto currencies still investing in Bit Coin and also carefully monitoring many other Crypto currencies and investing wisely, as he openly admits he has had some ups and downs with the currencies being volatile to say the least, when we were discussing it last time he shown me all his graphs and charts of how his Crypto currencies have grown over the years, I was mortified at one particular point when his Cryptos dived and it seemed like he was going to lose a large financial stake but at this point he had the hindsight not to sell his Cryptos but he invested more and it was not long before that graph was on the incline again.

I too have now invested in to the Crypto currency market not to the scale of my Paul but more as a calculated gamble I have purchased with the mindset of if I lose this money I will not lose any sleep over it, my plan is to leave my investment not increase my investment or take my investment out for a minimum of five years, but also taking advice from Paul and If he says sell at any time I will, but under no circumstances will I increase my investment, if I get 50% of what is predicted I will get in five years I will be a very happy man so let’s see. If as some people predict that Crypto currencies will be the financial banking of the future at least I have a foothold and have given it a good chance, I read a quote once cannot remember by who !!! standing still is as good as going backwards in Business!!!

My main area for investment remains in property and land and I will carry on with this as my main investment portfolio, as Paul said Real Estate is more in my mind set and something I enjoy doing which is true as I started my working carrier in the construction side of real estate and commercial buildings in the UK before relocating to Thailand over 20 years ago.

In my years here in Thailand I have seen many highs and just as many lows in the Thailand Real Estate market whilst living and working in areas such as Phuket, Bangkok, Pattaya and Jomtien.

Obviously if you are Buying a Pattaya property solely for investment then the main focus has to be on what the R.O.I (Return on investment) and we have to put our personal preferences to one side, and look for the type of people who are looking to rent the house or rent the pool villa, we have a lot of renters who are ex Patriates working in Si Rach Lam Chabang and many of the industrial areas that are located close to Pattaya, now the first house we looked at lovely location but that will make commuting to the industrial zones long distances and time consuming,

whereas the second house is located within easy reach of all the industrial areas under 30 minutes’ drive, so more likely to get long term renters, the first house you would be more likely to get short term holiday rentals,

Short term holiday lets are another topic we will cover soon in another article as the Thai government are clamping down on short term holiday lets which is actually illegal for periods of less than one month in unregistered accommodation.

What to expect during Thailand’s Songkran Festivities?

Besides lots of merriment and celebrating you are going to see the biggest water fight you have ever seen, all roadways, highways and street’s become one big procession of motor vehicles of all description the main one is the Pick up trucks and wagons loaded with any container people can find to fill with water even seen people cover the bed of the pickup with thick plastic sheet and fill the entire pickup bed with water then drive around soaking as many people as possible,

Everywhere you look you will see revelers with water pistols, water cannon’s, buckets basically any thing that can be used to throw water at passing people trucks cars and don’t think you are safe on a motorbike you are just a moving target to aim water containers at,

Seriously on the streets of Pattaya nobody is exempt from a soaking even the police trying to direct traffic will get soaked

Songkran is celebrated in goodwill you are likely to get a shock or two some of the things to look out for on the Pattaya streets.

  • Ice cold water you will already be soaked if you have left your Pattaya home, but be ware as there are many people who will have large plastic drums filled with water and for extra fun will have large ice blocks in the drums, so when you get a bucket of Ice cold water over your head is a bit of a surprise,
  • Another thing people like to do is rub mentholated talc in usually mixed with water into your face if this get in your eyes it stings like crazy,
  • High powered water cannons even the Thai government have banned the use of these as they are very dangerous water jet hits you in the eye.
  • Chalk paste as with the Talc mixed with water then smeared around your face and any bare skin again stings if gets in your eyes.
  • No mercy for anyone Thais and foreigners alike are instant on blessing you with chalk paste or Talc

On the streets of Pattaya and Jomtien people like to get a reaction to freezing water, which is all good fun but choses you victims wisely, not pregnant ladies not older people and defiantly not a 6 foot 4 muscle man believe me that freezing is a massive shock to the system.

Thailand’s Songkran festivals are great fun if you know what to expect and you prepare yourself to be a willing participant, here are a few tips or you could say rules of war for Songkran.

(1If you are a smoker keep the cigarettes in a plastic bag or you will find you will be buying packets of cigarettes all day cost you a fortune LOL keep all your valuables and anything that gets damaged by water in secure plastic airtight bags, You can buy these on very street corner or seven eleven stores buy in advance

(2) Leave your gold and jewelry at home, a drunken a party goer is a easy target for opportunist thieves in the throbbing crowds,

(3)Avoid using motorcycle over exuberant revelers will see you as prim target.

(4)Your mobile device or camera not water proof buy one of the secure zip lock plastic bags from Seven Eleven, if you have to use your seek a spot that you will not get soaked ( you will find it hard it find a dry patch?)just because you are using your mobile phone does not mean someone will not put a bucket of water over your head.

(5)Keep smiling and do not loose your temper certain things may become annoying to you just remember 90 % of the people around you will be drunk tempers can flare remember Thailand the land of Smiles.

Remember it is Thai anew Year the tradition is to pour water over the hands or shoulders you can accompany this by saying Sa Wat Dee Pii Mai “Happy New Year”, or Suksan Wan Songkran “Happy Songkran Day”. Polite and courteous.

 

Songkran is amazing for children just think back to your childhood how good you felt with your water pistol in hand, I have a 12 year old son and to see how happy he is throwing water at people and getting water thrown at him is one of the joys of the year living in Pattaya, join in with the children buy a water pistol and not to for get your Songkran shirts loud and colorful one would never thing about wearing again

Avoiding Songkran some do;;;

Most people in Pattaya City or Bangkok will like to participate in the water festival at least once, if you would rather not join in he best thing to do is stay with in your Pattaya hotel grounds, if you are living in a Pattaya condominium, living in a Pattaya house or living in a Pattaya apartment make sure you stock up he food cupboard and drinks cabinet beforehand as once you leave your Pattaya home or Pattaya hotel you are a target.

Travel before Songkran starts.

If you are not joining in with the Songkran festival and you are planning on a road trip travel before Songkran starts otherwise will for sure find yourself stuck in grid locked traffic, the roads are dangerous at this time of year Hundreds inured and over 500 hundred dead in accidents last year so avoid driving if at all possible.

Regional Songkran Days.

Although New Year’s Day in Thailand falls on the 13th of April the Songkran celebrations may go on for a week or more. Buying a condominium in Pattaya or Jomtien

(1a) In Thailand and in particular the Pattaya Real Estate Market and the Jomtien Real Estate market mainly because of the amount of condominiums available for sale new Pattaya projects and established condominium projects, condominiums are a more viable proposition, also the most common way and easiest way to own Pattaya property in your own name 100%, None Thai nationals are unable to purchase and own land in their own name Buying condominium

(2a) at the present time condominium projects are set at a 49 percent foreign ownership 51 percent owned by Thai nationals, if you have a Thai Registered company formation you may buy in the Thai quota in your company name, slight benefit in this is that the Thai quota is normally cheaper than the Foreign ownership quota,

(3a) big benefit for condominiums is that you have no external property maintenance to pay for as this is taken out of the yearly maintenance fees also known as body corporate fees in other parts of the world and these fees are a lot cheaper comparing with other countries.

Buying a house in Pattaya or Jomtien

When I say buying a house in Jomtien this is only as this is my point of interest in the Thailand Real Estate Market generally rules and regulations are the same in all the Thailand provinces,

(1b) you will have probably read many times before that None Thai nationals are prohibited from owning land, this is true we hear many times that the government are going to Relax this law but it never seems to happen, I for one cannot see this changing in the near future to allow None Thais (Falangs) to own land.

(1b) as in the condominiums in Thai name if you have a Thai registered company you may buy land through your registered Thai company so basically you are the director of the company and the company owns the land, don’t forget the company has to be a Thai registered company not a foreign company.

(2b) if you do not have a Thai company then you may take a 30-year lease on land which will be registered at the Regional Land office

(3b) if you are married to a Thai National your spouse may own the land, but must declare that the land is purchased and paid for by your spouse, the spouse can then manage the land as they wish without seeking approval from you, once the spouse has purchased the land then you may draw up a 30 year lease agreement, advisable to get a Thai Lawyer to draft the lease agreement to protect both parties.

(3b) Now the land issue is covered now  the house, first thing advisable to do is decide do you want to live on a secure Gated Pattaya Village or buy a Pattaya Standalone house,House on secure Village there are benefits to both in my opinion, gated community will have communal facilities IE Communal swimming pool, 24 hour security maybe communal garden areas, but for this privilege you will have a Yearly Village maintenance fee to pay,  Stand alone house you tend to get  bigger land area for your money no Village maintenance fees, there will not be community security Pattaya Jomtien well most areas of Thailand are safe and secure and with all the new technology you can have a very good personal house security system fitted or a big dog works ?Bangsaray house 30 million home23

From my Pattaya home I am also only 5 minutes to the Jomtien 6 kilometer Coast line, Jomtien beach is very family orientated and along this coast line you will find some luxury condominium projects and also some of the less expensive Condominium projects

Pattaya city is strategically located just 90 minutes’ drive to Thailand international airport in Thailand’s capital City Bangkok, with Pattaya now having a international airport only 30 minutes from the city, Rayong international airport (Utapo) and with all the new expressway’s connecting all the Pattaya local areas and the Capital city of Bangkok this can only be a blessing for all the Pattaya residents not only the Thai residents but also for the Expats that come to live and work in the region the new Pattaya road way infrastructure is making traveling all the more easier and opening up new areas for Expats and even better for those who are looking to retire here in the land of smiles Thailand, this is giving everyone a much wider choice when deciding to purchase there retirement home in Pattaya, or maybe a Expat who prefers to Rent a Pattaya property rather than buy a Pattaya property,

The Pattaya property Real Estate market has always been buoyant and never stops amazing me when we go to the Pattaya Land office to transfer the legal papers for the sale and purchase of a Pattaya property to the new property owners how busy the land office is with so many property transactions being competed on a daily basis, this is why I always have a smile when I hear friends even some of the other Pattaya agents saying how quite the Pattaya property market is, a example how buoyant the condominium and apartments sale are a developer we work closely with came to see me to inform me of the launch date of his new project he then informed me that all the foreign ownership quota of the condominiums have already been sold , so on the date of launce if you want to buy into his project there is only Thai quota or company name quota available to purchase a condominium in his project.

So why is it that the Pattaya property and Pattaya real Estate market in general stays so buoyant, The land of smiles comes to mind as Pattaya seems to have its own micro climate with all year round sunshine even in the rainy season this would not spoil your vacation if you here for a two week holiday on one of the many Pattaya beaches, for this reason alone tempts the many Tourists to Pattaya not just foreign tourists but also a favorite destination for the Thai residents of Bangkok who many will buy a Pattaya condominium or buy a Pattaya beach House as a second home for the family on the Pattaya coast line and why Many Europeans decide to relocate to Pattaya and buy a Pattaya property Sunshine and clean air does make you happy and Healthy, (Land of smiles),

Pattaya city infrastructure is changing rapidly to act before the boom in the Pattaya real estate market that many including myself believe is coming to Pattaya city, The Pattaya tunnel at Pattaya Klang has eased the traffic congestion more than many expected, coming out of Pattaya through the tunnel next turning is the exit and entry ramp to the New Pattaya motorway to Bangkok city and the Bangkok international airport, the next big thing to hit Pattaya city is the new high speed rail link from Bangkok to Pattaya and on to Bangsaray and Rayong which I have heard varying reports some say will be completed in 2 years others say 5-8 years, what ever the time line it will be a huge thing for the Pattaya real estate Market,

We can only imagine how the property prices will go through the roof once the high-speed train is here as Pattaya city will be like a suburb yes like suburb of Bangkok as the traveling time from

Pattaya to Bangkok will be under 30 minutes we have heard making it realistic to live on The Pattaya coastline and be able to commute to work in Bangkok Sirach or Lam Chabang deep sea port,

Anywhere in the world the property and real estate prices in the Capital city and suburbs of the capital city are hugely inflated but always make for very good investment property purchase, we have already started to notice a shift in the Pattaya property condominium prices with the new projects that have started construction or due to start construction sales prices have dramatically increased with starting price of over 100,000 thb per sq meter becoming the run of the mill Condominium purchase price.

Getting bored is that a worry miss your friends from home NOT A CHANCE Pattaya has a amazing social scene do not listen to the nonsense about Pattaya city being that of sleaze and drinking the days away those Pattaya days are for those who want it but not the only thing theses days so many social clubs available from Chess clubs to amateur acting societies, Fishing clubs to cricket clubs expat clubs ladies clubs, Golf for the golf lovers Pattaya is heaven there are over 20 international Golf course to choose from with numerous golf clubs and societies to join,

Travel after relocating to Pattaya Thailand are you still going to take vacations if yes you have made the correct decision to buy your property or rent your property here 30 minutes to Rayong International airport (Utapo) then you are only short flights to some amazing areas of Thailand Phuket, Koh Samui Chang Mai and some of the may cultural provinces that Thailand has to offer, international Travel easy only a few hours to China, Singapore, Malaysia, Cambodia, Vietnam, India, and many more countries to choose from,

So to recap is Pattaya a good city to move to Yes yes yes you have everything here and with the local government and private g]business sectors working side by side to have even more plans for the continued development of Pattaya City, Road infrastructure on Sukhamvit highway better City drainage system around Pattaya city, plans for the electric cables to be placed under ground, new Shopping centers like the latest one to open Terminal 21, amusement and theme Parks and entertainment complexes, hew highway connecting all the Thailand cities high speed rail links Pattaya’s own international airport what more can be said with all these new improvement’s to Pattaya the future is Pattaya and the demand for Pattaya properties for sale will carry on growing,

When deciding where to lay down some new roots there are many things to consider one of the biggest considerations especially for people who are Expats still working is convenience and that of the new life style in your desired location, I don’t think any of us would be willing not to improve on where we were living before. Buying a property in Thailand in the Pattaya City area gives all that is required, this article was written with respect of a friend deciding to relocate and asking questions not only regarding properties for sale in Pattaya, things like if he buys a house in Pattaya how easy will it be to get to the ocean and what water sports are available as these are his main reasons for relocating to Thailand he has seen on the different websites that generally Buying a Pattaya condominium would be a better option as he has seen that the majority of the Pattaya condominium projects are much closer to the ocean than that of the Pattaya Housing developments.

Any way think I will do another article in the future regarding his search for a Pattaya house to buy or Pattaya condominium to buy,

My friend Tony who had decided to relocate from the UK to Pattaya Thailand was asking me what the sailing and boating opportunities were available in and around the Pattaya area, I have lived in Thailand for many years mainly living In Pattaya but also three years in Phuket and two years on the island of Koh Samui, one of the things I admit I Know very little about is sailing so I started to look into what would be available if he was to buy a Pattaya house or a Pattaya condo I was surprised what boating activities there are in the area. the more I answered the question Tony had on the Pattaya boating activities there more questions seem to come back?, I must say I did find it interesting doing the research for Tony.

Apart from the many Bargain ferries and speed boats that whiz across from The Pattaya beach coastline and from Bali hai pier to the many islands that are accessible from Pattaya, the nearest Island is Koh Larn is only 7 kilometers of from Pattaya coast line and at a cost off around 100 baht per person on the Pattaya Koh Larn Ferry, Amazing 15 minutes from Pattaya city Koh Larn as pristine beaches and crystal clear ocean with many water sports to be taken including, Diving, sailing, Windsurfing, fishing,

Then you can drive up the coast line heading away from Pattaya city you will come across one of Thailand premier Marinas Ocean Marina Yacht club.

Ocean Marina is a luxury executive Yacht club with over 300 moorings for boats and yachts from the not so expensive Dingy to the luxury ocean going super yachts, Ocean Marina also has a luxury condominium project with condominium’s boasting fantastic ocean views and views over the Marina, situated on a super-prime location better known as Jomtien Riviera only 20 minutes from Pattaya city,

Closer to Pattaya City there is the Royal Varuna Yacht Club, Sailing community at this yacht club with beach front restaurant accommodations for nightly or weekly rentals, sailing school suitable for the beginner’s or the more advanced sailors, Yacht rentals also available, Royal Varuna Yacht Club is located on the Cozy beach area of Pratamnak hill which is only 5 minute drive to central Pattaya, This area is more built up than the Ocean Marina area so giving many ore options on properties to buy, Luxury condominiums and apartments and some budget condos for sale, There is also a modern beach front Pattaya housing Village Majestic residence with some luxurious Pool villas for sale (not so cheap?)but direct access to the beach and only 5 minutes’ walk to the Royal Varuna Yacht club, Absolute prime location to buy Real Estate in Pattaya,

Jomtien beach offers a well-established windsurfing and sailing school with boards for rent with experienced teachers, Thailand’s international windsurfing and jet ski championships are held yearly at this location on Jomtien beach.

Diving is a very big past time of the Pattaya coast with many schools available for training ideal for beginner’s and masters, Deep sea diving Snorkeling even liveaboard diving opportunities are available and from what I have been told is very cost effective compared to the western world, I think the biggest problem for this pastime would be choosing which company to actually go diving with as the choose is large, Just walk along Pattaya beach road and Jomtien beach road so may diving schools with the Padi sign.

Pattaya water parks the original Pattaya water park is located directly on Dongtan beach front Jomtien a little dated compared to the new Pattaya water parks but still has that classic appeal for a day out with the family, Cartoon network Water park is locate around 20 minutes’ drive from Pattaya this is fairly new addition to the Pattaya family attractions and is a international standard water park.

The other international standard water park is Ramayana International water park located in the Silver Lake area of Pattaya again only about 20 minutes’ drive from Pattaya.

Then there is the Pattaya Fishing charter a boat if you like to personalize your day fishing then spend the day fishing where you choose with some very good deep-sea fishing not far of the Pattaya coastline, there are many fishing clubs in Pattaya so if you like the company this is the way to go, there are numerous Pattaya lakes for fresh water fishing.

When I sent this information to Tony it completely opened a can of worms so to speak which created even more questions, what about the Golf courses of Pattaya, what are the international Pattaya schools like, is medical care good in the Pattaya international hospitals ETC.
