What to expect during Thailand’s Songkran Festivities?

Besides lots of merriment and celebrating you are going to see the biggest water fight you have ever seen, all roadways, highways and street’s become one big procession of motor vehicles of all description the main one is the Pick up trucks and wagons loaded with any container people can find to fill with water even seen people cover the bed of the pickup with thick plastic sheet and fill the entire pickup bed with water then drive around soaking as many people as possible,

Everywhere you look you will see revelers with water pistols, water cannon’s, buckets basically any thing that can be used to throw water at passing people trucks cars and don’t think you are safe on a motorbike you are just a moving target to aim water containers at,

Seriously on the streets of Pattaya nobody is exempt from a soaking even the police trying to direct traffic will get soaked

Songkran is celebrated in goodwill you are likely to get a shock or two some of the things to look out for on the Pattaya streets.

  • Ice cold water you will already be soaked if you have left your Pattaya home, but be ware as there are many people who will have large plastic drums filled with water and for extra fun will have large ice blocks in the drums, so when you get a bucket of Ice cold water over your head is a bit of a surprise,
  • Another thing people like to do is rub mentholated talc in usually mixed with water into your face if this get in your eyes it stings like crazy,
  • High powered water cannons even the Thai government have banned the use of these as they are very dangerous water jet hits you in the eye.
  • Chalk paste as with the Talc mixed with water then smeared around your face and any bare skin again stings if gets in your eyes.
  • No mercy for anyone Thais and foreigners alike are instant on blessing you with chalk paste or Talc

On the streets of Pattaya and Jomtien people like to get a reaction to freezing water, which is all good fun but choses you victims wisely, not pregnant ladies not older people and defiantly not a 6 foot 4 muscle man believe me that freezing is a massive shock to the system.

Thailand’s Songkran festivals are great fun if you know what to expect and you prepare yourself to be a willing participant, here are a few tips or you could say rules of war for Songkran.

(1If you are a smoker keep the cigarettes in a plastic bag or you will find you will be buying packets of cigarettes all day cost you a fortune LOL keep all your valuables and anything that gets damaged by water in secure plastic airtight bags, You can buy these on very street corner or seven eleven stores buy in advance

(2) Leave your gold and jewelry at home, a drunken a party goer is a easy target for opportunist thieves in the throbbing crowds,

(3)Avoid using motorcycle over exuberant revelers will see you as prim target.

(4)Your mobile device or camera not water proof buy one of the secure zip lock plastic bags from Seven Eleven, if you have to use your seek a spot that you will not get soaked ( you will find it hard it find a dry patch?)just because you are using your mobile phone does not mean someone will not put a bucket of water over your head.

(5)Keep smiling and do not loose your temper certain things may become annoying to you just remember 90 % of the people around you will be drunk tempers can flare remember Thailand the land of Smiles.

Remember it is Thai anew Year the tradition is to pour water over the hands or shoulders you can accompany this by saying Sa Wat Dee Pii Mai “Happy New Year”, or Suksan Wan Songkran “Happy Songkran Day”. Polite and courteous.


Songkran is amazing for children just think back to your childhood how good you felt with your water pistol in hand, I have a 12 year old son and to see how happy he is throwing water at people and getting water thrown at him is one of the joys of the year living in Pattaya, join in with the children buy a water pistol and not to for get your Songkran shirts loud and colorful one would never thing about wearing again

Avoiding Songkran some do;;;

Most people in Pattaya City or Bangkok will like to participate in the water festival at least once, if you would rather not join in he best thing to do is stay with in your Pattaya hotel grounds, if you are living in a Pattaya condominium, living in a Pattaya house or living in a Pattaya apartment make sure you stock up he food cupboard and drinks cabinet beforehand as once you leave your Pattaya home or Pattaya hotel you are a target.

Travel before Songkran starts.

If you are not joining in with the Songkran festival and you are planning on a road trip travel before Songkran starts otherwise will for sure find yourself stuck in grid locked traffic, the roads are dangerous at this time of year Hundreds inured and over 500 hundred dead in accidents last year so avoid driving if at all possible.

Regional Songkran Days.

Although New Year’s Day in Thailand falls on the 13th of April the Songkran celebrations may go on for a week or more. Buying a condominium in Pattaya or Jomtien


(1a) In Thailand and in particular the Pattaya Real Estate Market and the Jomtien Real Estate market mainly because of the amount of condominiums available for sale new Pattaya projects and established condominium projects, condominiums are a more viable proposition, also the most common way and easiest way to own Pattaya property in your own name 100%, None Thai nationals are unable to purchase and own land in their own name Buying condominium

(2a) at the present time condominium projects are set at a 49 percent foreign ownership 51 percent owned by Thai nationals, if you have a Thai Registered company formation you may buy in the Thai quota in your company name, slight benefit in this is that the Thai quota is normally cheaper than the Foreign ownership quota,

(3a) big benefit for condominiums is that you have no external property maintenance to pay for as this is taken out of the yearly maintenance fees also known as body corporate fees in other parts of the world and these fees are a lot cheaper comparing with other countries.

When I say buying a house in Jomtien this is only as this is my point of interest in the Thailand Real Estate Market generally rules and regulations are the same in all the Thailand provinces,

(1b) you will have probably read many times before that None Thai nationals are prohibited from owning land, this is true we hear many times that the government are going to Relax this law but it never seems to happen, I for one cannot see this changing in the near future to allow None Thais (Falangs) to own land.

(1b) as in the condominiums in Thai name if you have a Thai registered company you may buy land through your registered Thai company so basically you are the director of the company and the company owns the land, don’t forget the company has to be a Thai registered company not a foreign company.

(2b) if you do not have a Thai company then you may take a 30-year lease on land which will be registered at the Regional Land office

(3b) if you are married to a Thai National your spouse may own the land, but must declare that the land is purchased and paid for by your spouse, the spouse can then manage the land as they wish without seeking approval from you, once the spouse has purchased the land then you may draw up a 30 year lease agreement, advisable to get a Thai Lawyer to draft the lease agreement to protect both parties.

(3b) Now the land issue is covered now  the house, first thing advisable to do is decide do you want to live on a secure Gated Pattaya Village or buy a Pattaya Standalone house,House on secure Village there are benefits to both in my opinion, gated community will have communal facilities IE Communal swimming pool, 24 hour security maybe communal garden areas, but for this privilege you will have a Yearly Village maintenance fee to pay,  Stand alone house you tend to get  bigger land area for your money no Village maintenance fees, there will not be community security Pattaya Jomtien well most areas of Thailand are safe and secure and with all the new technology you can have a very good personal house security system fitted or a big dog works ?Bangsaray house 30 million home23

But with all the Tourist attractions comes some downsides for buying Pattaya condominium, the noise and congestion which is very good for Pattaya city but does make it a bit hard to live in down town Pattaya City, myself included as I said Pattaya city is one of the best beach resort cities but I could not live in down Town Pattaya,

I live in a nice quite Pattaya housing development with Gardens Communal swimming pool fresh country side air and no noise pollution, when I want to go into Pattaya city jump on the bike or in the car 10 minutes I am in central Pattaya having a good time, if have to much of a good time GRAB Taxi home at a cost of 200 THb so getting all the benefits of Pattaya city with out any of the negatives that living in Down town Pattaya can give, well not Just Pattaya city any beach resort city in the world or at least the successful ones.

From my Pattaya home I am also only 5 minutes to the Jomtien 6 kilometer Coast line, Jomtien beach is very family orientated and along this coast line you will find some luxury condominium projects and also some of the less expensive Condominium projects

When deciding where to lay down some new roots there are many things to consider one of the biggest considerations especially for people who are Expats still working is convenience and that of the new life style in your desired location, I don’t think any of us would be willing not to improve on where we were living before. Buying a property in Thailand in the Pattaya City area gives all that is required, this article was written with respect of a friend deciding to relocate and asking questions not only regarding properties for sale in Pattaya, things like if he buys a house in Pattaya how easy will it be to get to the ocean and what water sports are available as these are his main reasons for relocating to Thailand he has seen on the different websites that generally Buying a Pattaya condominium would be a better option as he has seen that the majority of the Pattaya condominium projects are much closer to the ocean than that of the Pattaya Housing developments.

Jomtien beach offers a well-established windsurfing and sailing school with boards for rent with experienced teachers, Thailand’s international windsurfing and jet ski championships are held yearly at this location on Jomtien beach.

Diving is a very big past time of the Pattaya coast with many schools available for training ideal for beginner’s and masters, Deep sea diving Snorkeling even liveaboard diving opportunities are available and from what I have been told is very cost effective compared to the western world, I think the biggest problem for this pastime would be choosing which company to actually go diving with as the choose is large, Just walk along Pattaya beach road and Jomtien beach road so may diving schools with the Padi sign.

Pattaya water parks the original Pattaya water park is located directly on Dongtan beach front Jomtien a little dated compared to the new Pattaya water parks but still has that classic appeal for a day out with the family, Cartoon network Water park is locate around 20 minutes’ drive from Pattaya this is fairly new addition to the Pattaya family attractions and is a international standard water park.


The other international standard water park is Ramayana International water park located in the Silver Lake area of Pattaya again only about 20 minutes’ drive from Pattaya.


Then there is the Pattaya Fishing charter a boat if you like to personalize your day fishing then spend the day fishing where you choose with some very good deep-sea fishing not far of the Pattaya coastline, there are many fishing clubs in Pattaya so if you like the company this is the way to go, there are numerous Pattaya lakes for fresh water fishing.

When I sent this information to Tony it completely opened a can of worms so to speak which created even more questions, what about the Golf courses of Pattaya, what are the international Pattaya schools like, is medical care good in the Pattaya international hospitals ETC.

I have lived in Thailand for over 20 years working in either the Thailand Real estate market with Real Estate Specialists Thailand Co,. Ltd or the tourism sector, most of the time spent in Pattaya, what I realized after my friend has been asking questions is how you take the area we live in for granted after taking time to visit the Pattaya yacht clubs and seeing first hand what is actually on offer.

Environmentally  Friendly Pattaya

Interesting read from Thailand’s Nation newspaper regarding the use of Plastic in hotels, as a long-term resident of Pattaya I for one hope that Pattaya will follow suite with this idea, with so many new tourists flooding Pattaya especially from the Asian countries including China,

With all the large condominium projects being completed and transferred to new buyers the population of Pattaya is drastically increasing which is very good for the Pattaya Real Estate Market but the side effects will increase the use of plastic which is already a major problem and if not controlled with similar ideas like this one in Phuket will cause major environmental issues in the Future for Pattaya. The two photos below are take by myself  these two beach are under 20 minutes drive from Cental Pattaya sight to be seen beaches with no plasic waste or derbris of any kind, lets keep them this way and try to clean the beaches closer to Pattaya city to the same standard

I think the majority of Pattaya property owners Houses, villas or Condominiums would embrace a cleaner more environmentally friendly Pattaya, which will have a roll-on effect to encourage more tourists to visit this beautiful Pattaya city on the coast, Pattaya hotels, Real Estate and businesses will flourish, the local Thai people will have a better standard of living, all in all a green environmentally friendly Pattaya would benefit everyone in the area.

All members of the Phuket Hotels Association have jointly committed to eliminate plastic water bottles and drinking straws from rooms by 2019 as part of an effort to ensure a sustainable future for Phuket, said association president Anthony Lark.

The association has also provided information to its hotel members about companies that provide alternatives to plastics for food storage, waste bags and guest amenities. 

Lark said the association aims to ensure a sustainable short-term and long-term tourism environment in Phuket by encouraging its member hotels to take action and adopt sustainable, none plastic solutions amenities and services to their guests.

“We’ve tracked the single use plastic in place at our hotels and provided the hotel owners and management with cost effective solutions to switch from plastics to sustainable alternatives. We’ve worked closely with the government and support the efforts of Thai schools and colleges to slowly but surely make changes. We will also be recognizing those hotels that make the most progress,” he added.

Lark said that the growing numbers of tourists on the island actually helps make the alternatives more economically viable. For instance, the change from using plastic water bottles to reusable glass actually saves the hotels money and this has been demonstrated at many of members’ hotels that have already made the switch.

Phuket Hotels Association recently announced a new annual international forum called PHIST (Phuket Hotels for Islands Sustaining Tourism), which will hold its first event on the island in September to support the region's hospitality industry in its fight for a sustainable future. 

The PHIST Forum 2018 will take place on September 24th at the JW Marriott Phuket Resort & Spa and is coorganised by C9 Hotelworks and Greenview, respected consultants to the regional hospitality industry. The innovative ecofocused event will bring together some of Southeast Asia’s key tourism and hospitality stakeholders – particularly those operating in island destinations – to explore solutions to the region’s most pressing environmental issues.

“Island tourism in Southeast Asia is at a critical juncture; we simply cannot continue overlooking the impacts,” said Eric Ricaurte, founder and CEO of Greenview in an association media release trumpeting the event.

“Risks are real and sustainability must be the driving force behind future growth. But how do we change and adapt to the challenges we face, then catalyse solutions across the region? Education is the key and PHIST will create a forum for positive action.”

The PHIST program will feature a series of expert panels, themed talks, technical workshops and roundtable discussions covering topics such as sustainable operations, destination development, and overtourism. The event is expecting 500 delegates from around the Asia region. All the sessions will be free to attend.

Working together is essential for the industry’s longterm survival, said Bill Barnett, managing director of C9 Hotelworks.

“Environmental destruction is a crisis without borders and the hospitality industry needs to collaborate, find answers, and come up with a regional action plan,” he said. “We can literally use PHIST to fight for our sustainable survival.”

In line with the organisation’s solutions-oriented approach, the Phuket Hotels Association will use PHIST 2018 as an opportunity to showcase its “People. Planet. Phuket” campaign, which aims to educate local island communities and visitors about the importance of the Three Rs – Reduce, Reuse and Recycle.

The campaign brings together over 70 member hotels in an education initiative targeting Phuket’s schools, designed to promote environmental protection and support. The community-based programme uses specially created anime characters, including “The Phist”, a school teacher-turned-superhero who fights and defeats polluting enemies like plastic straws, plastic bottles and oil waste in the ocean.

PHIST is supported by major tourism organisations, including the Tourism Authority of Thailand (TAT), Thailand Convention and Events Bureau (TCEB), and the American Chamber of Commerce (AMCHAM) and AustralianThai Chamber of Commerce (AUSTCHAM). Phuket Governor Norrapat Plodthong will open the event.

Lark added that one of the Phuket Hotels Association’s most important tasks is to create a forum for the hotel members to gain access to information on ways to reduce their use of plastics.

“This is, of course, a global issue and we all decided that we wanted Phuket to take the initiative to address these issues with education and actionable strategies that really make a difference. Every tropical island faces the same issues as Phuket and now is the time to start a serious effort to address this in Southeast Asia,” said Lark.

“When the other destinations see the efforts we make to bring together the community, we hope it will raise awareness throughout the region. The PHIST event has a strong regional message and we have already received a lot of interest from islands throughout the Asean bloc interested in the discussion and working towards real actionable solutions and instilling best sustainable practices.

“And yes, every small step we all take makes a difference for Phuket and benefits all those who visit our beautiful Island,” Lark concluded.

Thinking of buying a Thailand Condominium or house as a second home, Investment property, permanent residence, or retirement home, as everyone knows in Real estate purchases we say Location Location Location and that location is different to us all,

Condominium with beach view the most important to some a Condominium with Mountain views to others will be more important you alone can make the decision, if like many before you have decided that amazing Thailand is the country for your property purchase condominium or pool villa maybe,  the next step is where and which city or province is your preferred choice, there are so many options  with in Thailand, Bangkok city of angels, Phuket / Krabi with amazing beaches and scenery as good as anywhere in the world.

Chang Mai with some of the most scenic mountain ranges with some of the best biking trails to be found.

Koh Samui small but as they say big things come in small packages, the natural parks and reservations and coast line is a true amazement or Pattaya the vibrant city on the beach,

Here are a few reasons I decided to settle in Pattaya after living 3 years in Phuket, 2 years in Koh Samui and 1 year in Bangkok all have many positives but sadly a lot more negatives from my point of view for long term living.

Have a read and I would love to listen to your opinion and comments. I do not like to spend much time talking about the negative points, negative points for me maybe positive points for others and who am I to say.

  1. The well established infrastructure that Pattaya has to offer to new home owners or condominium buyers is the first thing, the infrastructure may not be the first thing that comes into your mind especially coming from the western developed countries as the creature comforts are to be expected, could you actually imagine life with out stable internet, Transport links and Highways within Thailand and all the provinces, or only living on Thai food ( in my opinion the best cuisine in the world but still like roast dinner from time to time) some parts of Thailand still have very basic restaurant’s without the foreign influence, medical care it is a nice thought to know that on your doorstep there are many international Standard Hospital’s   as good as anything in the western world, and education if you have children this has to be a major thought in your decision making, Pattaya has some amazinginternational schools offering some of the very best education.

So, if you are planning on relocating Pattaya has all the above in a abundance it is all here in Pattaya city.


Pattaya Populated but not Over Populated

There is no doubt that Pattaya has so many attractions not just the Pattaya night life of Pattaya beach road and the famous Walking street but Many other attractions that attract visitors either as tourists or long term stayers, So the question is answered quite simply over populated and to busy NO, Pattaya city is none stop practically 24 hours a day, Now with the infrastructure that has been dramatically improved over the last few years with new roadways, Highways, Tunnel and now the proposed high speed rail link, Pattaya city has now regenerated and improved a lot of the Suburbs, so if Pattaya is a bit to hectic and crowded for you to live here then now you can move to some of the much quitter suburbs areas that are now just minutes away by car or Taxi areas such as Naklua &  Wongamat  Beach the famous Pratamank hill renowned for the quietness with the Buddha Hill being located there and the Thai Royal Family having a residence there very clean and safe Family area, Not to forget East Pattaya growing in popularity with many expats who purchase a house on one of the many villages that have been built for privately owned properties to be purchased or rented on long term stays, other areas that are easily accessible to Pattaya city are ,Mabprachan lake area, Huay Yai, Silver lake, Baan Ampur, Na Jomtien  and one of my personal favorites retreats the sleepy Fishing Village of Bangsaray, some of the most scenic beach coastline, picturesque area if the budget is there to buy a beach front Villa, out of all the areas we have discussed Bangsaray is probably the furthest from Pattaya city yet still under 30 minutes’ Drive,  Are all of these options available to you in a city  such as Bangkok? I do not think so;



  1. Pattaya Booming or on the decline

This is a easy question is Pattaya Booming: YES: all you have to do is drive around Pattaya City the first thing you will notice is the traffic and the tour busses, Shopping malls existing such as Royal Garden Plaza, Mikes and Central Festival and the new Shopping Mall to open soon Terminal 21, expected cost of the build of Terminal 21 Pattaya is 7.5 billion THB with  early 2019 as expected opening date as I understand, so if a company is willing to invest 7.5 billion thb, and the latest high rise condominium luxury top end 5 star condominium to be built  The Edge Pattaya which is  is under construction by the Sansiri group. Would you say that Pattaya was a area on the up or on the decline????

The Pattaya property market is relatively stable when you compare with some of the western countries with property prices gradually increasing, when you compare with a lot of western countries this should give you a certain level of confidence in the Pattaya property market, even when there has been a down time in the Pattaya property market the property prices no matter if buying or selling condominiums or buying or selling Houses the actual purchase price has never plummeted, in my experience the worst case scenario has been that the property prices have just stayed the same no increase in house prices or decrease in house prices for a short period of time,

This makes the time for the Pattaya property market shorter to rebound and prices to start to increase.

This is a period of time globally that the property market is just starting to comeback where as the property market in Pattaya is still flying along, with many new projects being released some luxury high end condominiums have just been released  in Pattaya and Jomtien, says a lot about the Pattaya property market when you look at the quality being built, the market before was for the smaller budget condominiums for sale now it has changed, not so many of the small budget condominium’s being built but more of the middle to high end condominiums being released and under construction.

New Modern Pattaya  Pool villas for sale on secure project complexes are on the increase, House sales of new and existing homes is also increasing, the local developers have truly upped there game now there are many different styles of houses for sale Thai Bali, Modern European Style , Traditional Thai Style houses many options available as the Pattaya property market offers the options that you desire with also the House for sale Price range something to fit all budgets affordable to the luxury pool villas and homes, when you compare what you can get here compared to the western world, for example modern Style 3 bedroom fully fitted and furnished with private swimming pool under 5 minutes to the beach 4,500,000thb Modern 3 bedroom villa  

or would you prefer exclusive a more exclusive Villa

There is little doubt that Pattaya and the surrounding suburbs have plenty to offer everyone Young or old.  After all, if you are going somewhere for a vacation or you are actually buying a property to live here you don’t want to be bored do you, Pattaya caters for every taste. If you are sports minded the golf in the region is undoubtably a golfing mecca with over 16 international golf courses water sports every type you can think off, excellent beaches close by and of course all the famous nightlife that Pattaya is famous for Pattaya beach road nigh life Pattaya walking street truly amazing, you could not ever wish for more. For the younger people also, many things to do in Pattaya, water Parks, Movie theaters, Bowling, Museum, Go Carting,   No matter how long you stay, you can be certain you won’t get bored young or old Pattaya is a place that you can enjoy,  life the quite peaceful Pattaya suburbs or live in central Pattaya and enjoy all the nightlife, with all the infrastructure improvements to the Pattaya Area and suburbs traveling is quick safe and efficient so live anywhere and still be able to enjoy all of the attraction’s that are available.  

  1. Is Pattaya City Close everywhere?

Pattaya is a city with which all the infrastructure has changed dramatically over the last few years with new Highways connecting all the local areas beach areas such as Wongamat beach, Jomtien beach, Dongtan beach, Baan Ampur beach and the ever-popular fishing village of Bangsaray all easily accessible with very good connecting road ways, Thailand’s capital city Bangkok and the Bangkok international airport is 90 minutes’ drive with direct access to the motorway, the old Domestic airport Utapo has undergone a major face lift and upgrade to Full international airport and now renamed Utapo Rayong international, Many airlines are now using this local airport for international arrivals and departures soon we will all be able to fly in and out of this airport with out the need to travel to Bangkok, Utapo airport is around 30 minutes from Central Pattaya New International airport Utapo Rayong  

why would anyone wish to live anywhere else Than Pattaya city or the Pattaya Suburbs?
