Environmentally  Friendly Pattaya

Interesting read from Thailand’s Nation newspaper regarding the use of Plastic in hotels, as a long-term resident of Pattaya I for one hope that Pattaya will follow suite with this idea, with so many new tourists flooding Pattaya especially from the Asian countries including China,

With all the large condominium projects being completed and transferred to new buyers the population of Pattaya is drastically increasing which is very good for the Pattaya Real Estate Market but the side effects will increase the use of plastic which is already a major problem and if not controlled with similar ideas like this one in Phuket will cause major environmental issues in the Future for Pattaya. The two photos below are take by myself  these two beach are under 20 minutes drive from Cental Pattaya sight to be seen beaches with no plasic waste or derbris of any kind, lets keep them this way and try to clean the beaches closer to Pattaya city to the same standard

All members of the Phuket Hotels Association have jointly committed to eliminate plastic water bottles and drinking straws from rooms by 2019 as part of an effort to ensure a sustainable future for Phuket, said association president Anthony Lark.

The association has also provided information to its hotel members about companies that provide alternatives to plastics for food storage, waste bags and guest amenities. 

Lark said the association aims to ensure a sustainable short-term and long-term tourism environment in Phuket by encouraging its member hotels to take action and adopt sustainable, none plastic solutions amenities and services to their guests.

“We’ve tracked the single use plastic in place at our hotels and provided the hotel owners and management with cost effective solutions to switch from plastics to sustainable alternatives. We’ve worked closely with the government and support the efforts of Thai schools and colleges to slowly but surely make changes. We will also be recognizing those hotels that make the most progress,” he added.

Lark said that the growing numbers of tourists on the island actually helps make the alternatives more economically viable. For instance, the change from using plastic water bottles to reusable glass actually saves the hotels money and this has been demonstrated at many of members’ hotels that have already made the switch.

Phuket Hotels Association recently announced a new annual international forum called PHIST (Phuket Hotels for Islands Sustaining Tourism), which will hold its first event on the island in September to support the region's hospitality industry in its fight for a sustainable future. 

The PHIST Forum 2018 will take place on September 24th at the JW Marriott Phuket Resort & Spa and is coorganised by C9 Hotelworks and Greenview, respected consultants to the regional hospitality industry. The innovative ecofocused event will bring together some of Southeast Asia’s key tourism and hospitality stakeholders – particularly those operating in island destinations – to explore solutions to the region’s most pressing environmental issues.

“Island tourism in Southeast Asia is at a critical juncture; we simply cannot continue overlooking the impacts,” said Eric Ricaurte, founder and CEO of Greenview in an association media release trumpeting the event.

“Risks are real and sustainability must be the driving force behind future growth. But how do we change and adapt to the challenges we face, then catalyse solutions across the region? Education is the key and PHIST will create a forum for positive action.”

The PHIST program will feature a series of expert panels, themed talks, technical workshops and roundtable discussions covering topics such as sustainable operations, destination development, and overtourism. The event is expecting 500 delegates from around the Asia region. All the sessions will be free to attend.

Working together is essential for the industry’s longterm survival, said Bill Barnett, managing director of C9 Hotelworks.

“Environmental destruction is a crisis without borders and the hospitality industry needs to collaborate, find answers, and come up with a regional action plan,” he said. “We can literally use PHIST to fight for our sustainable survival.”

In line with the organisation’s solutions-oriented approach, the Phuket Hotels Association will use PHIST 2018 as an opportunity to showcase its “People. Planet. Phuket” campaign, which aims to educate local island communities and visitors about the importance of the Three Rs – Reduce, Reuse and Recycle.

The campaign brings together over 70 member hotels in an education initiative targeting Phuket’s schools, designed to promote environmental protection and support. The community-based programme uses specially created anime characters, including “The Phist”, a school teacher-turned-superhero who fights and defeats polluting enemies like plastic straws, plastic bottles and oil waste in the ocean.

PHIST is supported by major tourism organisations, including the Tourism Authority of Thailand (TAT), Thailand Convention and Events Bureau (TCEB), and the American Chamber of Commerce (AMCHAM) and AustralianThai Chamber of Commerce (AUSTCHAM). Phuket Governor Norrapat Plodthong will open the event.

Lark added that one of the Phuket Hotels Association’s most important tasks is to create a forum for the hotel members to gain access to information on ways to reduce their use of plastics.

“This is, of course, a global issue and we all decided that we wanted Phuket to take the initiative to address these issues with education and actionable strategies that really make a difference. Every tropical island faces the same issues as Phuket and now is the time to start a serious effort to address this in Southeast Asia,” said Lark.

“When the other destinations see the efforts we make to bring together the community, we hope it will raise awareness throughout the region. The PHIST event has a strong regional message and we have already received a lot of interest from islands throughout the Asean bloc interested in the discussion and working towards real actionable solutions and instilling best sustainable practices.

“And yes, every small step we all take makes a difference for Phuket and benefits all those who visit our beautiful Island,” Lark concluded.

Thailand Pattaya what does this news mean to Tourism and Real Estate Prices in the Pattaya area, Many people who work on Thailand's eastern seaboard in many of the industrial areas area applauding the new airport, Especially those people working in the Tourist Hot spots of Pattaya and Jomtien.  In my humble opinion and after living and working in the property industry in Thailand for nearly 24 years i feel this news is some of the best for the Pattaya property market and can only mean prices for buying houses, buying condominiums or even buying land are definitely set to increase.

Real Estate Specialists Thailand ( with over 24 years experience has seen many up sand downs in the Thailand property market and the Thailand economy, there  is some thing very unique about the Thailand economy in that it always seems to bounce back to any down turn very quickly, 

The Thailand property market is no different has always and will always i am sure bounce back to any down turns very quickly, the news that new International airport is now open,

The news that the high speed rail link  from Thailand's capital city Bangkok to Rayong with stops planned for Pattaya and Bangsaray has been give government approval and is now under tender for the construction  is another major boost for Pattaya and again another good reason to buy property or invest in the property market in Pattaya, Live on the beautiful Pattaya coast line with the fresh air and little if any air pollution yet be able to commute to Bangkok on a daily basis for work.

The Eastern Economic Corridor (EEC) meeting on Monday chaired by Prime Minister Prayut Chan-o-cha mandated to develop the first phase of the aerotropolis within five years to support a linkage with the high-speed rail connecting three airports - Don Mueang, Suvarnabhumi and U-tapao. 

Adm Sophon Wattanamongkol, president of the Royal Thai Navy's advisory group, said the ToR is slated for auction via PPP this October, with the winners expected to be announced by January 2019. 

The first phase of the 6,500 rai U-tapao airport and aviation centre will be capable of handling 15 million passengers in five years. Other projects include a second runway, business zone, maintenance repair overhaul (MRO), and air cargo. 

The MRO, which is a joint venture between Thai Airways International Plc and AIrbus, is expected to be settled when Gen Prayut visits France on June 25. 

Investors from China, Japan, Europe and the US have shown interest in investing in this aerotropolis project. 

Earlier, Industry Minister Uttama Savanayana said five giant bidders were expected to join the upcoming auction of the 224.54-billion-baht high-speed railway linking the three airports. 

He declined to disclose the company's names, saying only the project has been in the crosshairs of several local and foreign investors. 

These are likely to include BSR Joint Venture, a consortium of BTS Group Holdings Plc (75%), Sino-Thai Engineering and Construction Plc (15%) and Ratchaburi Electricity Generating Holding Plc (10%). 

PTT Group and Chaoren Pokphand Group have also expressed their intention to join the auction and seek investment partners, along with firms from Japan and China. 

The 2018 EEC Act allows foreign investors to own up to 51% stake, compared with general investment law capping foreign-owned share at 49%. 

AirAsia has informed the government of its intention to invest in the MRO at U-tapao aerotropolis, with a total investment worth US$150 million (4.8 billion baht). 

AirAsia's MRO will also offer its service to other airlines, and the investment is expected to attract around 10-20 companies to streamline their investments into Thailand. 

The company will also look for investors in a low-cost terminal at the U-tapao airport. The investment sum is projected at 1.5 billion baht, while construction is expected to take between 12-18 months. 

Kanit Sangsubhan, secretary-general of the EEC office, said the EEC committee yesterday agreed, the government may need to build a medium scale terminal at U-tapao airport, which can be completed within one year, because of higher arrivals at the airport. 

The first terminal can handle 3 million passengers, while the arrivals at the terminal are projected to reach 2 million by this year.

Mr. Kanit said the committee has also authorised related public agencies to plan for the third phase of the U-tapao aerotropolis development plan. 

The third phase involves increasing capacity to 15 passengers over the next five years, 30 million in the next 10 years, and 60 million within 15 years. 

The EEC committee has also authorised the EEC office to conduct a study for the development of surrounding areas some 10 kilometres from U-tapao airport in order to prevent environmental problems. 

"The government needs to prepare ahead with town planning and specific zoning for the aviation industry," said Mr. Kanit. 

Industry minister Uttama Savanayana said the government plans to conduct international roadshows following the EEC Act's enforcement, with the first roadshows scheduled in Britain and France this June and others taking place in South Korea, Japan, and China.

Tabien Bahn

The house registration or Tabien Bahn More commonly known as the blue book is official document that is issued at the local municipality or district office to Thai Nationals and None Thai Nationals (Foreigner’s / Farang ), owning a residential property here in Thailand (The Land of SmilesJ)  as proof of a person’s permanent legal Address, and voting district for Thai Nationals.

(Q) Does the Tabien Bahn confirm property ownership?

(A) No the Tabien Bahn may or may not have the real name of the official owner of the House or condominium, This document only verifies the house number and details of the persons residing in the specific house or condominium and is not valid for proof of Real estate ownership. Ownership of the house or condominium is verified by the land title deed.

(Q) May the Tabien Bahn be used for mortgage collateral?

(A) No Tabien Bahn may only be used as proof of address only title deeds may be used for collateral.

(Q)  How do I change from one Tabien Bahn to register another?

(A) Easiest way to change your Tabien Bahn is to have both changed at the district office which has jurisdiction over the new house or condominium you are moving in to, with the age of technology upon us this can now be done with-in a day as all district offices have on line facilities.

(Q) What is the difference between the house registration book for a condominium and registration book for a house?

(A) The house registration book is the same for a condominium as it is for a house, the application procedure is also the same, the one difference is that it is stated if house or condominium.

(Q) Are the rules and regulations the same all over Thailand?

(A) Yes all provinces and cities have the same Tabien Bahn, Bangkok, Phuket, Koh Samui, Pattaya, Jomtien, Chang Mai, Rayong, Bangasray ETC

(Q) May a minor be registered on the Tabien Bahn?

(A)  YES A minor may be registered on the Tabien Bahn so long as a Thai Partner or Thai guardian is registered with the minor.

(Q) May a person own more than one property in Thailand?

(A) Yes A person may own more than one house or condominium in Thailand, but can only have their name on one Tabien Bahn which is there principle residence which they are allowed to have registered.   

(Q) Will I have any legal responsibilities’ to full fill?

(A) Yes if you are registered on the Tabien Bahn  as the owner you are required to fulfill legal obligation’s such as,  when there is a birth at the house or condominium either of the parents or the person who is on the Tabien Bahn must register the birth with-in 15 days. If there is a death in the property this has to be registered at the district office and to the local police department with-in 24 hours. When someone moves-in or moves out of the house or condominium you must inform the local district office with-in 15 days.

If you plan to demolish a house then you have to inform the district office and apply for a demolition permit, a construction permit must be processed before construction of a new house, and after construction with-in 15 days you may apply for a new house number.

(Q) ARE Tabien Bahn issued only in the official owners name?

(A) No you have the right to leave the Tabien Bahn blank or register another person’s name on the Tabien Bahn, in the future however if you decide to sell the house or condominium then you will be liable to pay 3.3% business tax if no name has been registered.

(Q) IF Tabien Bahn IS lost stolen or defaced can I apply for a new one?

(A) YES you may apply for a new Tabien Bahn report the missing Tabien Bahn to the nearest police department and receive a report, at your local district office they will issue a new Tabien Bahn for a minimal fee.

However, the many repeat visitors to Pattaya can justifiably say that the resort City of Pattaya has a great location, is easy to get around with undoubtedly the best public transport system with the Baht buss hop on hop off system with a cost of only 10 baht anywhere, These repeat visitors general end up purchasing holiday homes or residential property house or condominium.

Pattaya now also enjoys some world-class 5 Star branded hotels and facilities. The city is a melting pot of all nations and people from all parts of Thailand and worldwide. Whilst the bar scene, go-go bars and neon lights of Central and South Pattaya are prominent there is now so much more that Pattaya has to offer, with more and more entertainment venues opening with the latest being the world renowned HOOTERS NOW ON Pattaya beach.

Where to stay in Pattaya are you looking for budget or luxury, Pattaya has the full range from Back packers hostels to absolute 5 star luxury with all the leading branded hotels are now established here In Pattaya, plus the option of renting a serviced apartment or private house for rent with private swimming pool.

Central Pattaya is the main shopping district with many shopping malls such as Royal Garden, The Avenue, Central Festival, Mikes and many of the smaller market style boulevard’s, Restaurant’s from all corners of the world, don’t forget to experience the culinary delights of the Thai street food vendors.  

South Pattaya is where you will find the famous Pattaya walking street with the amazing night life from quite cozy cafes and bistros to some fantastic but loud live music with mazing light shows that would not be lost in Las Vegas, there is something here for all visitors to enjoy GOGO cabaret shows live entertainment street performers.

A gay friendly area known as Boyz town and Pattaya Land  is also found in South Pattaya with classy massage parlors general beer bars, Cabaret and so much more gay or straight you will be made to feel at home here and enjoy the ambience, Gay friendly hotels are also found in this area.

Moving along the coast you will arrive at the more family orientated Jomtien beach which is fast catching up with Pattaya city for night life beer bar complex called Rumpole many side streets such as Jomtien Soi 5 also known as Soi immigration with bars and restaurants, if you are along this road highly recommended is the long established Simple Simons restaurant for European food, soi 6 and 7 also offer beer bars and restaurant’s accommodation is also found along these Sois but be careful can be noisy,

Jomtien complex is a predominately gay friendly area but not as busy as Pattaya Boyz town again though some fine restaurants and entertainment establishments in this area, again as in the Pattaya gay scene you do not have to be gay to enjoy this area as all are made welcome and fun evenings are had by all.    

In the opposite direction you will come to Naklua Wongamat and North Pattaya
The area of Naklua and north Pattaya is very popular with German and Scandinavian visitors. There are plenty of bars and restaurants, but the entertainment isn’t as full-on as it can be in South or Central Pattaya. The further north you head into Naklua, the more it has the appeal of a more traditional Thailand town. The market and fishing boats are places where few tourists tend to go, but are well worth a visit to experience real Thai culture, Wongamat has many high class hotels and Luxury Condominiums for sale compared to the rest of the world beach front condos are still relatively inexpensive
